ive been on their site many times and i believe this will be the next UO. this is gaming to its best

my question though is about housing, will it be SWG/UO style where you plant a house and in that spot in the world it remains (with maintenance and whatnot) or will it be EQ2style where you rent a room (instanced)

by looking at the way they portray the game, nowhere is safe i believe that the SWG/UO style would be a must. but then again... lockpicking skills may be a way around getting into someone;s instanced house

They have not released much info on this topic..

Housing will not be possible everywhere just in the boundaries of a clan city ...we can also exclude instanced houses cause DF claim to be seamless...

Not really.  It's going to be much more like Shadowbane's housing/city building. 

In Darkfall there will be 'clanstones' (probably about 100 or close to it) in which a clan can claim and start building in the surrounding area.  We still don't really know how large these areas are going to be or anything, but we do know that player-created buildings will be destructible.  From what the devs have said so far, there will be resrictions to destroying cities in order to prevent cities from being destroyed in a matter of minutes or even hours.  However, it is possible to raid and take over these cities by claiming the clanstone if you can get through their defenses. 

Of course there's no specifics yet about anything really, and this is no exception, but I doubt that they will be any kind of safe haven.  Well fortified clan cities will definitely provide a rather safe environment, as will the NPC cities most likely, but you won't have your own personal and permanent house that protects you from any harm. 

So, created buildings will stay where they were constructed until they are destroyed, but they can also be taken from you. 

*shrug*  Things might be slightly different at release, but this is what they have been planning.
